Utilities

Four rules: gravity does the work (427 → 412 ft); one corridor dig with Texas separations; nothing crosses drainages; design once, permit once.

Placement: utility trenches run in the shoulders on either side of the rear crushed-concrete road — not under the road and not under PR 5204. Road is ~13 ft of crushed concrete with a few feet of shoulder on each side; clear-out is already done. Power and water share one shoulder; gravity sewer runs in the opposite shoulder to the ATU. Water meter is installed near the east entrance; power from the frontage pole — both join the corridor (~427 → 412 ft).

Joint corridor — trench detail

Build specification (30 TAC §290.44): separate trenches for water and wastewater on either side of the road, ≥9 ft clear across the roadway, cleared corridor ~19 ft (13 ft road + shoulders; clear-out done). Septic

One shared aerobic system sized for RV-park classification (TCEQ Table III) for up to three park-model spaces — two homes now, with Unit 3 utilities stubbed for a later third. Compact spray field drawn at map scale (~2,073 sq ft) at the end of the rear corridor, plus ATU pad. Perc test and Henderson County OSSF confirm final field size.

Power

Underground service from the surveyed frontage pole — the Oncor 69kV line overhead is transmission, not village service. From the frontage the feed follows a shoulder of the rear road (not under the road) with spare conduit for EV charging and data; bury/clearances per NEC and Oncor.

Water service

Confirmed. Meter installed near the east entrance (not a well). After the meter, the service line runs in a shoulder of the rear road (not under the road or PR 5204), separated from the opposite-shoulder sewer trunk per 30 TAC §290.44.

Commons & amenities

Pavilion, fire ring, and sauna deck gathered in the commons near the entrance — as cleared. Firewood crib sits by the lane.

Phase 1 opens with two homes; Unit 3’s pad and utilities are stubbed now for a later third. Carved clearings total ~1.3 ac map-measured across the parcel (road clear-out already done).
